Each client's goals are different, here are some potential scenarios

Palmas del Mar

Puerto Rico

Most people know it as a tax haven, but I found Puerto Rico and the Resort area Palmas del Mar (gated community with 6 miles of coastline) where I lived for 3 years to be a delightful place to be based in a US territory but feel miles away as well.  Only 60 miles from US virgin Islands. with easy flights or by boat.  Most opt to live by the beach given the Caribbean weather, with the option of busy city high-rise condo beach areas or quieter locals, but mountain sustainable options also.  Full range of pricing depending on whether you buy inside or outside resort areas.  Spectacular ocean view estates if you are willing to spend a bit more.  Possibilities on neighboring islands with daily car ferry, if you don't mind being more remote. I recommend renting first.

Definitely some items to be aware of before committing, but for those with the right circumstances, this can be a very pleasant home with access to western level amenities.

Dubai Marina

Dubai

Dubai has two strategic planes. 1. Business, banking and entity/legal/tax for a global structure and is a BRICS hedge.  2. it is a very pleasant city to have an optional residency in (wartime excepted). The  1st can be a useful part of a global strategy, with the upside that the 2nd should resolve back to the situation pre war.  Post-war, I think we will see a more united GCC and middle east with UAE and Saudi Sovereign wealth funds leading the rebuilding and development effort and gaining more influence in the region with support of BRICS partners, and this may be a useful twist to residency and structures based here. 

Business friendly, tax friendly, clean and safe with warm weather year-round and a modern beach and marina area at prices that still competitive globally. While its political bias has been towards the US we may see the GCC become more independent and with tax advantages remains a good HQ for a global structure and also a global banking location, plus a pleasant place to visit / do business. For my dollar, I still prefer it strategically to Panama.

Ojochal

Costa Rica

Many Americans and Canadians here.  Prices  for pre-built homes in the beach areas are now on the higher end in my opinion, but still the opportunity to buy land and build what you want at a reasonable cost.  The home in the picture sold for approx. US$600,000, but you can build smaller for 1/2 that. It is definitely a place you want to do a lot of research before you commit, to ensure long term it will fit your lifestyle, but can be very rewarding if you can find a place that reflects your style and energy at a workable price.

Asuncion

Paraguay

Focusing on Paraguay, both as an example and because I like it enough I chose it for my own home, (exiting US and the Caribbean) - Asuncion, Paraguay surprised me.  Modern in the city center, many new high rise modern apartments. People very pleasant, prices some of the lowest in South America, great weather and a comfortable pace of life. I have an apartment in the city, new high-rise building, rooftop pool, gym, 24 hour reception/security, and an interior parking space. Modern apartment prices generally start around US$60,000 for a studio, Lots of new development both here (borders Argentina) and in the second-largest city Cuidad del Easte, on the Brazil Border.

Farm and rural properties

Paraguay

In addition to my apartment I also have a 25 acre rural property in Paraguay.  Prices are still extremely cheap and a wide variety of properties available in the US$150,000-250,000  range and up that could serve as small to medium sized sustainable farms.  Our real estate service can help you find off market "no-middleman" deals the large agents cant get because of their fee structure.  We also have experience with city condo deals and private gated communities. We are independent of the large agencies who tend to have a seller bias and many don't want to deal with foreign languages, or buyers who don't understand the local real estate process.

Modern gated residential communities

Paraguay

Paraguay has many planned resort communities built by developer companies, usually on the outskirts of larger cities. Onsite security and gated access. Many with lakes and restaurants, and resort-style pools. Buy something pre-built or choose your land plot and build something modern and new. The rendering above I had an architect draw up and would manage the build, with pool and land plot with lake view, in a community near Cuidad del Este- for approx. US$250,000-300,000. New-built condos as low as US$50,000. Prices for the land plot are higher in communities closer to Asuncion.
